Managing an Airbnb or short-term condo rental in Metro Manila is a lucrative business, especially for Overseas Filipino Workers (OFWs) investing their savings back home. However, the logistics of handing over physical keys to guests is a nightmare.

Many condo Property Management Offices (PMOs) prohibit leaving keys at the lobby reception. This forces property owners to hire a "caretaker" whose only job is to commute through Manila traffic, wait for a guest whose flight is delayed by three hours, and physically hand over a brass key. If you are paying a caretaker ₱500 per check-in, your profit margins are bleeding.

The solution is a Wi-Fi Enabled Smart Door Lock.

1. The Magic of Auto-Expiring PIN Codes

With a Wi-Fi Smart Lock installed on your condo door, you manage your entire rental business from your smartphone, whether you are in Makati or Madrid.

When a guest books your unit on Airbnb from July 1st to July 4th, you open your HomeSecurityPH mobile app and generate a Time-Bound PIN Code.

You simply copy and paste this 6-digit PIN code into the Airbnb messaging app. The guest lets themselves in. You never have to pay a caretaker for a key handover again.

2. Managing Cleaners and Maintenance

Aside from guests, you also need to manage access for your cleaning staff. Giving a cleaner a physical key is incredibly dangerous—keys can be duplicated at any local hardware store for ₱50.

With a Smart Lock, you create a Recurring PIN Code for your cleaner. For example, you can assign them the code "889922" and set it to only work on Tuesdays and Thursdays between 1:00 PM and 5:00 PM. Outside of those hours, the lock will deny them access. Furthermore, every time the cleaner enters the unit, you receive a push notification on your phone with a timestamp, so you know exactly how long they spent cleaning the condo.

3. Condo PMO Compliance in the Philippines

Before installing anything on your condo door, you must consider PMO rules. High-end developers like SMDC, Megaworld, and Ayala Land Premier have strict architectural guidelines. You are generally not allowed to alter the exterior aesthetic of the hallway.

Our SL-Series Smart Locks are specifically designed to be PMO-compliant. We use sleek, minimalist hardware (usually in matte black or brushed aluminum) that fits over standard fire-door cutouts without requiring massive, ugly drilling that violates condo rules. We handle the submission of work permits and technical drawings directly to your building's admin office.

4. What Happens if the Battery Dies?

A common fear is that the smart lock battery will die while a guest is checking in, leaving them stranded in the hallway.

Our locks are powered by 4 standard AA alkaline batteries, which typically last 8 to 12 months. When the battery drops below 20%, the lock will emit a loud verbal warning ("Battery Low") every time the door is used, and it will push a low-battery alert to your phone app.

Even in the absolute worst-case scenario where the battery completely dies, you are never locked out. All our smart locks feature a hidden Emergency USB-C Port on the exterior keypad. A guest simply plugs a standard smartphone power bank into the lock to temporarily jump-start it, enter their PIN, and get inside.

5. How to Automate Your Rental Today

If you are ready to stop dealing with lost keys and late check-ins, here is how to upgrade your property:

  1. Send Us a Photo: Message us on WhatsApp with a photo of your current condo door (showing the outside handle, inside handle, and the metal plate on the edge of the door).
  2. Get a Recommendation: Our engineers will instantly tell you which of our Smart Locks is a perfect retrofit for your specific door thickness.
  3. Installation: We dispatch our professional installation team to your condo. They will remove the old lock, install the new Smart Lock cleanly, and video call you to teach you how to generate PIN codes on the app.

Frequently Asked Questions

Using your mobile app, you generate a unique 6-digit PIN code for your guest. You message them this code via the Airbnb app. The guest types the code into the keypad on your door to unlock it.
You can set the PIN code to automatically expire at exactly 12:00 PM on their checkout day. Once the clock strikes noon, the PIN code is permanently deleted, and the guest can no longer enter.
Most condo PMOs in Metro Manila (SMDC, Megaworld, Ayala) allow the installation of smart locks on internal unit doors, provided the lock fits the standard fire-door cutouts and does not alter the hallway paint.
